SANFORD, Fla. – Along Lake Mary Boulevard on the southern edge of Orlando-Sanford International Airport is where Seminole County’s future is taking flight.
Despite being the fourth smallest county by land area, Seminole boasts the 13th highest population, making it one of the densest counties in the state. Projections indicate an additional 90,000 residents by 2045, with much of this growth concentrated in the eastern reaches of the county.
Recent years have seen the emergence of several new neighborhoods, but the real surge is just beginning.
County leaders underscore that this corridor represents the epicenter of growth, holding much of Seminole’s remaining undeveloped land. Approximately 4,500 homes are in the pipeline for this area, accompanied by an increasing demand for retail and amenities.
One of the latest developments is Skyway Landing, located along Skyway Drive – a forthcoming townhome community by Toll Brothers. The initial phase will offer 39 units, with a total of 84 lots available starting from the upper $300,000s.
Residents point to new businesses, like the recently-opened Publix at the King’s Crossing Plaza on State Road 46 and Lake Mary Boulevard, as signs of burgeoning convenience and growth.
“I’m very happy,” said Amy Perrone. “I only live a couple of miles away. Before this, it took me about 20 minutes to get to a Publix. Now, it’s just five minutes away. We didn’t have anything over here, and I’m excited to see what else comes.”
King’s Crossing is slated for further expansion, including a Wawa and a 260-unit apartment complex.
Additional growth is planned along Lake Mary Boulevard, where commercial developments are set to rezone around three acres for two new shopping plazas totaling 9,800 square feet each.
Further enhancing the area’s appeal is the 100-acre Boombah Sports Complex, a major revenue generator since its 2016 inception. Plans for a new $61 million indoor sports facility aim to attract even more visitors and economic activity.
A recent county survey revealed that 42% of Seminole’s hotel guests are drawn by events at the sports complex. Accordingly, new hotels are in the pipeline to accommodate this growing influx of visitors.
