Developers rethinking downtown residential apartment options

KISSIMMEE, Fla. – There is high demand for new developments and new housing options in Kissimmee, thanks primarily to the NeoCity and Lake Nona job centers.

The average median home price of $380,000 is on the rise in 2024, according to the Orlando Regional Realtor Association.

“In this area, you have to be at about four to five hundred thousand for a single-family home,” ORRA President Rose Kemp told News 6. “So this area is a great location for those that work in the medical city area, or NeoCity, or the UCF area.”

During our reporting we found an influx of new construction consisting of single-family homes and townhomes.

The Towns at Creekside offers new construction home sites in the upper $300′s. It’s is just minutes from the Lake Nona Town Center and about 30 minutes from NeoCity Academy.

In an exclusive interview with News 6, Kissimmee City Manager Mike Stiegerwald said he didn’t expect the type of growth they were getting in the city and that the downtown area is becoming a new expanded focal point. As a result, developers are starting to rethink residential apartment options.

“The majority of the new units that you are seeing in Kissimmee are now multi-family, as opposed to single family, and there’s so many benefits to that.” Stiegerwald said. “I think it’s going to help us in the long run.”
