PALM COAST, Fla. – A new age-restricted residential community being built in Palm Coast under the “Live Local Act” will bring more affordable housing, according to a news release from the city.
The community will be called Kensington at Old Kings, located west of Old Kings Road, north of Town Center Boulevard an adjacent to Interstate 95 city officials said.

The community is the first project in the city to be approved under Florida’s “Live Local Act,” a state mandate signed in 2023 that requires local governments to approve certain affordable housing developments without public hearings or City Council review, even with zoning changes, according to the city.
The residential community will bring in 113 residential units, a reduced density than the 233 units allotted for the site, meaning the community will have about 7.28 units per acre, city plans show.
Around 40% of the units are designated as affordable housing for residents earning no more than 120% of the area medium income, according to the city. The affordability will be guaranteed for a minimum of 30 years, the release said.
Although the project was required to be approved under state law, Palm Coast officials said they took steps to ensure it aligned with community standards as much as possible.
